Mortgage protection is life insurance built around your home. If something happens to you, it makes sure your family can stay in the house you worked so hard for. There are two ways to set it up.
The bank doesn't need your loan paid off on day one. It needs the payments made. As long as the payments stay current, your family keeps the home and all the equity you've built.
Enter your monthly mortgage payment and how long you'd want it covered. The number filled in is an example.
Mortgage insurance sold by a lender usually pays the lender directly, and the payout often shrinks as your balance goes down while your premium stays the same. Both options here pay your family, and they decide how to use it.
PMI (private mortgage insurance) protects the lender if you stop paying your loan. It does nothing for your family if you pass away or get sick. Mortgage protection is the coverage that protects your household.
Living benefit riders, their costs and availability vary by carrier and state. Whole life guarantees are based on the claims-paying ability of the issuing insurer.
Final expense is a smaller whole life policy designed for one job: making sure the cost of a funeral and last bills never lands on your children or spouse.
It's most popular with people in their 50s, 60s, 70s and 80s who want to leave their family a gift instead of a bill. It also works well for anyone whose health makes a larger policy hard to get.
Some simplified-issue plans have a waiting period before the full benefit is paid. I'll always tell you up front if a plan has one.
Both pay your family if you pass away. The difference is how long they last, what they cost, and whether they build cash value. Term is like renting protection for a set number of years. Whole life is like owning it.
| Term Life | Whole Life | |
|---|---|---|
| How long it lasts | A set term: 10, 15, 20, 25 or 30 years | Your entire life, as long as premiums are paid |
| Cost | Lowest cost for the most coverage | Higher premiums for the same death benefit |
| Premiums | Level during the term, then rise sharply or end | Fixed for life |
| Cash value | None | Guaranteed cash value that grows and can be borrowed against |
| Best for | Income replacement, the mortgage, raising kids | Final expenses, lifelong needs, leaving a legacy |
| If you outlive it | Coverage ends, unless you convert it | Always pays out, as long as it stays in force |
Many people start with 10 to 12 times their yearly income. It's a decent starting point, but it ignores your mortgage, debts and kids. The DIME method is better. It adds up four things your family would need covered.

Not always. Many carriers now approve policies using your answers, prescription history and records instead of a blood test. Larger amounts or some health situations may still need an exam, which is free and can often be done at your home.
Usually, yes. Conditions like diabetes, high blood pressure or past heart issues can affect your price or which plan fits best, but they rarely rule you out. Final expense plans in particular are built to be easier to qualify for.
It depends on your age, health, tobacco use, coverage amount and type of policy. Term is the most affordable per dollar of coverage. I'll get you real quotes so you're not guessing.
Anyone you want to receive the money: a spouse, children, a family member or a trust. Avoid naming minor children directly. A trust or custodian lets the money be managed for them.
In most cases the death benefit is paid to beneficiaries free of federal income tax. Talk to a tax professional about your specific situation.
Work coverage is a good start, but it's often only 1 to 2 times your salary and usually ends if you leave the job. Most families need a personal policy they keep no matter where they work.
Some policies are approved the same day. Fully underwritten policies can take a few weeks. I'll tell you what to expect up front and keep you updated.
Yes. You can cancel anytime, and most policies have a free-look period (often 10 to 30 days) when you get a full refund. Many term policies can also be converted to permanent coverage later without new health questions.

There's a grace period, usually 30 or 31 days, when your coverage stays active. If you think you'll miss a payment, call me first. There are often options to keep the policy in force.
